The main idea behind this facade was the contrasting architectural ideas found
in downtown Wilmington. On the one hand, there is the old city and many historic
structures that tell a story about the Wilmington of the past. There also exists a
Wilmington that is looking to the future as more buildings and people come to
downtown and influence the dialogue. This conversation is heated and lively, but
it creates a dynamic interest, nonetheless. The south and west facades relate
and fit in with the historic fabric of the city while the north and east facades, clad in
glass, grey brick and metal, look to the future.
1001 Military Cutoff Road Office Building
Wilmington, North Carolina

- 75,000 SF, 3 stories
- Steel structure
- Brick, stone and pre-cast concrete exterior finishes
Client: TriCoast Properties, LLC
This building is located directly across from the popular Mayfaire shopping center.
The client’s mandate was that this building be modeled after classical motifs. The
design attempted to incorporate classical elements while at the same time creating
clean crisp lines along the building. One unique feature is three large exterior
balconies that provide ample outdoor space for second and third floor tenants.
Tenants comprise a retail bank including a drive-thru, the largest real estate agency
in the region, Coldwell Banker Sea Coast Realty, and a furniture manufacturer’s
corporate headquarters. The building was completely leased shortly after
construction was completed. Mark was also the project manager for several of the
tenant fit-ups, including Sea Coast Realty. Architectural design input contributed by
Jesse Brumfield and Michael Mesnard. Design, construction documents and
construction administration work completed while Mark was employed with Cline
Design Associates.

The design team also made a priority out of saving two large, beautiful live oak
trees located on the north end of this narrow site.
Originally designed as an
eight story building with
three floors of condominium
units, the owner instructed a
redesign as the housing
market began to wane in
late 2007. The new
program simply removed
the top three floors of
residential units, but
created a challenge to the
design team to rethink the
building no longer as a
vertical mass, but as a
more linear, horizontal one.
The ground floor will house
the Bank of America retail
banking portion including
drive-thru teller windows.
The 2nd-5th floors will
house leasable office
space that will provide
outstanding views to the
Cape Fear River and of
historic downtown
Wilmington. Architectural
design input contributed by
Jesse Brumfield, John
Felton, Andrew Iatridis, Kent
Harmon, Michael Mesnard
and Jaime Smith. Design,
construction documents and
construction administration
work completed while Mark
was employed with Cline
Design Associates.
